E. Rex Makin and Co are able to provide Home Information Packs for you, for any type of property that you are intending to sell. 

Our prices range from £295.00 if you are selling a standard freehold house, up to £350.00 if your house or flat is leasehold.

If you would like the firm to deal with the preparation of your Home Information Pack or you would like further information, please contact the property department on 0151 702 5450 or by E-Mail.

The firm aims to complete all Home Information Packs within 10 working days.  Should your circumstances dictate that the Home Information Pack is required sooner the property department will endeavour to assist you to meet these restrictions.  Please telephone and speak to one of the team who will advise you whether we are able to assist you.

Once your Home Information Pack has been ordered we will contact you to arrange a convenient time for a trained energy assessor to visit your property and carry out an Energy Performance Certificate which is a component of the Home Information Pack

Questions and Answers

Do I need a Home Information Pack?

The Home Information Pack is now compulsory for most homes placed on the market after April 2009.  It is a legal requirement and must be available before a property is marketed.  There are some instances when a Home Information Pack is not required and we have listed these below:-

  • Properties where there is no marketing, for example if you are selling to a member of your family
  • Non-residential properties
  • Properties limited by law to use as holiday accomodation or occupation for less then 11 months per year
  • Mixed sales, for example a shop with a flat
  • Sales of portfolios of properties, for example selling two properties together
  • Properties not being sold with completely vacant possession, for example with a sitting tenant
  • Unsafe properties and properties due to be demolished
  • Properties sold through the ‘Right to Buy’, ‘Right to Acquire’ and ‘Social Home Buy’ home ownership schemes

 

What information does a Home Information Pack contain?                               

Home Information Packs enable potential buyers to view essential facts about your property, some information is mandatory and some is optional as follows:

Mandatory documents are:

  • An index (i.e. a list of the contents of the HIP)
  • A sale statement (summarising the terms of sale)
  • An Energy Performance Certificate (EPC)
  • Property Information Questionnaire
  • Evidence of title
  • A copy of the lease (where appropriate)
  • Standard searches (i.e. local authority enquiries and a drainage and water search)

Optional documents include:

  • A Home Condition Report (HCR)
  • Additional leasehold information
  • Guarantees and warranties relating to any work carried out at the property
  • Other searches relevant to the particular area

What is an Energy Performance Certificate?

Energy Performance Certificate’s give information on how to make your home more energy efficient and reduce your carbon dioxide emissions.  They give vital information about changes you can make in your home to reduce your energy bills.
All homes being sold or rented now require an Energy Performance Certificate.
